For title companies

A cross-reference layer above your underwriting plant.

We are not a title plant. We don't underwrite. The County Foundation gives your examiners a normalized, OCR-mined cross-reference for the records your title plant already holds, so you catch more, faster.

The boundary

We complement your title plant. We don't replace it.

County.Land is an abstract layer, not a title plant under TX Insurance Code Ch. 2501. We don't underwrite title insurance and we don't deliver opinions of title. What we deliver is an OCR-mined, fully normalized index of every recorded instrument in a county, joined to CAD parcels, RRC wells, and skip-traced owners.

Your examiners use the Foundation to cross-check what's in your own plant, find OCR-mined fields your hand-typed index doesn't surface, and catch instruments where party names are spelled differently across the index.

Where the Foundation helps title cos

Four practical use cases.

Major underwriting prep

For large commercial or O&G underwritings, the Foundation gives examiners a county-wide cross-reference before they pull individual abstracts.

M&A diligence

When you're being acquired or acquiring another plant, the Foundation gives your auditors an independent view of the county.

OCR fill-in

Your hand-typed plant misses OCR-mined fields. Our extraction surfaces mineral reservations, acreage calls, and cross-references your index may not.

Data licensing

Annual License (County Full Access tier) ships an API for your underwriters to query against our normalized index.
