These terms cover use of this website. Paid Foundation deliverables, runsheets, and abstracting work are governed by a separate signed engagement letter, not by what's written here.
This site (county.land, including subdomains like leon.county.land, madison.county.land, etc.) is operated by Our Landmen LLC, a Wyoming limited liability company doing business as County.Land. By accessing or using the site, you agree to these Terms of Use. If you don't agree, please don't use the site.
County.Land is a marketing site and reference index for our virtual abstract plant for Texas counties. It contains:
Activity statistics shown on abstract pages (estimated recorded instruments, distinct parties, all-time leases, and similar counts) are heuristic estimates derived from county-level totals, our document corpus, and a deterministic per-abstract allocation. They are not warranted, audited, or suitable as a basis for title opinion, investment, or transactional decisions. The exact instrument count, party list, and chain for a tract is the work product of the Foundation runsheet you commission.
Polygon geometries, GLO survey abstract numbers, original-grantee names, and well/permit data on this site are derived from public records (Texas General Land Office, Texas Railroad Commission, county clerks, county appraisal districts). These are public-domain facts; we don't assert ownership over the underlying data. Where we display them, we display them in good faith but without warranty of accuracy. The authoritative source for any abstract designation is the GLO patent file.

The County.Land name, the wordmark with the terracotta dot, the visual design system (palette, typography, layouts, illustrations), site copy, and all derivative compilations on this site are the property of Our Landmen LLC. They are protected by U.S. and international copyright and trademark law. The underlying public-records facts (abstract numbers, grantee names, polygon coordinates, well filings) are not proprietary to us.
Outbound links to third-party services (the Texas General Land Office, the Texas Railroad Commission, OpenStreetMap, etc.) do not constitute endorsement or affiliation; those services are governed by their own terms.
The site is provided "as is" and "as available." We make no representations or warranties — express or implied — including any warranties of merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement, or uninterrupted availability. Estimated counts and statistics on abstract pages are not represented as exact. Map polygons, well locations, and similar visual data may have positional inaccuracies inherent to public-records GIS sources.
To the maximum extent permitted by law, neither Our Landmen LLC nor anyone affiliated with it (officers, members, employees, contractors, vendors) will be liable for any indirect, incidental, consequential, special, exemplary, or punitive damages arising out of or related to your use of this site — including, without limitation, lost profits, lost data, lost business opportunities, or title-opinion errors based on information you read on this site rather than commissioning a deliverable.
If we are nonetheless found liable for any claim arising out of your use of this site (and not out of a separate signed engagement), our aggregate liability will not exceed one hundred U.S. dollars (US $100.00).
For paid deliverables governed by an engagement letter, the limitations and remedies in that engagement letter govern, not this section.
You agree to indemnify and hold harmless Our Landmen LLC and its members, officers, employees, and contractors from any claim, demand, loss, or expense (including reasonable attorneys' fees) arising out of (a) your violation of these Terms, (b) your misuse of the site, or (c) your unauthorized scraping, republishing, or commercial exploitation of site content.
Our handling of personal information is described in our Privacy Policy, which is incorporated into these Terms by reference.
These Terms are governed by the laws of the State of Wyoming, without regard to conflict-of-laws principles. Any dispute arising out of these Terms or your use of this site shall be brought exclusively in the state or federal courts located in Wyoming, and you consent to personal jurisdiction and venue there. The exception is if a separate signed engagement letter specifies a different venue for that engagement; that engagement letter controls for that work.
We may revise these Terms from time to time. Material changes will be reflected by an updated "Last updated" date at the top of this page. Your continued use of the site after changes take effect constitutes acceptance.
If any provision of these Terms is found unenforceable, the remaining provisions will continue in effect. These Terms (together with the Privacy Policy and any engagement letter that incorporates them) constitute the entire agreement between you and Our Landmen LLC concerning the website itself.
